The Rockpool Songbird Oxley, located just outside Brisbane, is a new, state-of-the-art aged care facility offering luxurious living quarters and a comprehensive range of care services.

Three Challenges, One Seamless Solution

1. HVAC Control
As an aged care facility, Songbird Oxley’s residents are elderly individuals. Many of whom are hard of hearing or seeing, have limited mobility, or are technologically challenged. The facility’s large footprint means that when residents require help operating or troubleshooting HVAC system issues, staff would be hard pressed to provide regular, prompt, hands-on assistance while continuing to perform their other duties. As such, Rockpool Residential Care commissioned HVAC contractors NRG Services to provide a central platform for controlling the entire site’s HVAC system.

2. Excessive HVAC Power Consumption
Energy efficiency was another major concern, with Rockpool committed to achieving a high rating under the Australian Green Star System. As HVAC systems can account for up to 70% of a building’s electrical consumption, NRG Services were tasked with providing an efficient platform to manage and optimize HVAC power usage.

3. HVAC Maintenance
With NRG also responsible for servicing the facility’s HVAC system for at least the first 12 months, a smart, remote diagnostics solution was also sought to optimize HVAC monitoring and maintenance.

The Solution

Using CoolAutomation’s smart VRF and split system gateways, NRG Services connected all of Rockpool Songbird Oxley’s HVAC units to our cloud-based Predictive Maintenance Suite. The powerful application facilitated intuitive, centralized remote control of the facility’s entire HVAC system, ensuring staff members can quickly and efficiently assist residents with any HVAC control-related issue from their office PC or mobile devices. They are also immediately notified when a malfunction occurs.

Leveraging the Predictive Maintenance Suite’s smart energy monitoring tools, facility management can keep track of HVAC power usage down to the level of individual indoor units and identify wasteful usage patterns. The platform alerts users of inefficiencies via routine reports and notifications, empowering them to create rules for operational scheduling and setpoints according to real-world needs. This not only reduces consumption while ensuring that tenant comfort is maintained, but also helps meet Green Star rating requirements.

Thanks to the suite’s advanced monitoring & diagnostic capabilities, NRG professionals can detect issues in real-time, preventing downtime through timely interventions while scheduling on-site visits based on actual equipment status: improving service, reducing travel time, and optimizing workforce use.
